Can you hold a place before I apply?
No, we cannot hold a property before you submit an application. All applications are processed on a first-come, first-served basis, and approval is contingent on meeting our rental criteria. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Typically, tenants are required to pay first month’s rent and a security deposit before moving in. In some cases, last month’s rent may be required based on credit history and application review. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. All occupants over 18 must submit a separate application. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided there are no damages beyond normal wear and tear, and all lease terms are met at move-out. -
Who needs a cosigner?
A cosigner may be required if an applicant has:- Insufficient income (income must typically be 3x the monthly rent)
- Low credit score or no credit history
- Limited rental history or prior evictions

You have a property I want to rent. How do I apply?
You can apply by completing an online rental application through our website. The application process includes:- Submitting personal and financial details
- Paying an application fee
- Providing proof of income and rental history
- Undergoing a background and credit check

How do I pay rent?
Rent can be paid through our secure online portal, which accepts:- ACH bank transfers
- Credit/debit cards (fees may apply)
- Money orders (if pre-approved)

I want to get a pet. What should I do?
Before getting a pet, you must:- Check your lease – Some properties have pet restrictions.
- Submit a pet request for approval – This includes details about the pet (breed, size, etc.).
- Pay a pet deposit or pet rent – If approved, you may be required to pay a non-refundable pet fee or monthly pet rent.

I want to move out, but my roommate wants to stay. What should I do?
The remaining tenant must apply to qualify on their own or with a new roommate. If approved, a lease modification or renewal will be required. Your name will not be removed until the process is complete. -
My lease expiration is coming and I want to move out. What should I do?
You must provide written notice as specified in your lease agreement, typically 30-60 days before move-out. After moving out, a final inspection will determine if any deductions will be made from your security deposit. -
Who is responsible for paying for repairs & maintenance requests?
Landlord’s Responsibility: Major repairs, structural issues, HVAC, plumbing, electrical, and appliance maintenance (unless damage was caused by the tenant).
Tenant’s Responsibility: Minor maintenance, such as replacing light bulbs, air filters, and maintaining cleanliness. Tenants may also be responsible for damage caused by negligence or misuse.
